Graefen Development offers a full service solution for its clients. Graefen Development is able to control costs and schedule very efficiently through decades of hands-on management of all aspects of construction.

Graefen Development Design-Build Team forms a partnership with an architecture firms of its selection or the client’s and Graefen’s in-house construction management staff. This team, which also packages all design, construction, and coordination aspects into a single, seamless package for successful completion of the project.


In almost all cases, the trained expertise of an architect and consultants are required to design a fully functional project. Since every project is different, Graefen Development regularly recommends architects and consultants that match the unique needs of the client’s project. Typical parameters for selecting a design firm and consultants include cost for services, current workload, experience related to the client’s needs, stature of the project, and reputation in the design and engineering communities.

Before a project goes to bid, Graefen Development will prepare a cost and schedule. Our budgeting team will establish true costs based upon historical and current market conditions. Graefen Development will work extensively with the owner’s representative and architect prior to construction, during construction and continue through warranty follow up.

Graefen Development’s construction services proposal includes complete construction of the facility, partnering with specialized subcontractors , managing the project from permitting through to obtaining the occupancy permit.

Full time superintendent, project manager, project coordinator, project accounting.
At the time the project is substantially complete the project manager along with architect and owners representative will begin preliminary work to develop a punch list. Graefen Development prefers to start a walk through process prior to final close out to expedite the occupancy process. The project close out procedure will include all site clean up, start up of all new equipment, and assuring that all punch list items are corrected to the satisfaction of the owner. Graefen Development will maintain a project manager on site until all punch list items are completed and the site is “clean”.
At the time the project is substantially complete the project manager along with architect and owners representative will begin preliminary work to develop a punch list. Graefen Development will ensure start up of but not limited to: Plumbing, sewer and water, HVAC system, fire protection system, electrical components, electrical “hook up”, phone lines, natural gas “hook up”.
